V t\u00e9to situaci stoj\u00ed za to v\u011bnovat pozornost na projekty v\u00fdstavby b\u00fdval\u00fdch pr\u016fmyslov\u00fdch z\u00f3n.<\/p>\n<p>&#8222;\u0422\u0440\u0430\u043d\u0438\u043e&#8220; nab\u00edz\u00ed pohled na p\u011bt slibn\u011b \u0441\u0442\u0440\u043e\u044f\u0449\u0438\u043c\u0441\u044f \u00fazem\u00ed Lond\u00fdna, Kodan\u011b, Pa\u0159\u00ed\u017ee, Berl\u00edna a Hamburku \u2014 ji\u017e v p\u0159\u00ed\u0161t\u00edm desetilet\u00ed mohou st\u00e1t nov\u00fdmi obchodn\u00edmi a kulturn\u00edmi centry Evropy. \u00da\u010dast na v\u00fdstavb\u011b nov\u00fdch objekt\u016f v t\u011bchto m\u00edstech atraktivn\u00ed pro investory z d\u016fvodu vyhl\u00eddek pro hospod\u00e1\u0159sk\u00fd r\u016fst v t\u011bchto m\u011bstech, vysok\u00e9 popt\u00e1vky a likvidity objekt\u016f a r\u016fstu jejich v\u00fdnos\u016f.<\/p>\n<p>Lond\u00fdn a Pa\u0159\u00ed\u017e se p\u0159ihl\u00e1s\u00ed na \u0161estku nejatraktivn\u011bj\u0161\u00edch m\u011bst sv\u011bta z investi\u010dn\u00edho hlediska. Oni zab\u00edraj\u00ed, respektive prvn\u00ed, \u010dtvrt\u00e9 a sedm\u00e9 m\u00edsto v \u017eeb\u0159\u00ed\u010dku. Analytici JLL tak\u00e9 na v\u011bdom\u00ed, je velk\u00fdm l\u00e1kadlem t\u011bchto m\u011bst pro podnik\u00e1n\u00ed obecn\u011b a pro investice do nemovitost\u00ed, zejm\u00e9na.<\/p>\n<h2>Battersea (Battersea, Lond\u00fdn, Velk\u00e1 Brit\u00e1nie<\/h2>\n<p><strong>N\u00e1klady projektu<\/strong>: 11,4 miliardy eur<\/p>\n<p><strong>Dokon\u010den\u00ed projektu<\/strong>: 2026 gg<\/p>\n<p> Projekt rekonstrukce elektr\u00e1rny Battersea a jm\u00e9no Nain-Jilm\u016f <i><\/i><\/p>\n<p>Postaven\u00fd v 30-t\u00fdch letech minul\u00e9ho stolet\u00ed elektr\u00e1rna Battersea se nach\u00e1z\u00ed na ji\u017en\u00edm b\u0159ehu \u0159eky Tem\u017ee, v oblasti Nain-Jilm\u016f (Nine Elms) na jiho-z\u00e1pad\u011b Lond\u00fdna. Rekonstrukce stanice a p\u0159ilehl\u00fdch \u00fazem\u00ed se stane nejv\u011bt\u0161\u00ed stavbou v historii modern\u00edho Lond\u00fdna.<\/p>\n<p>Stavba bude dokon\u010dena v 2026. Podle pl\u00e1n\u016f konsorcia Battersea Power Station Development Company (BPSDC), kter\u00fd byl vytvo\u0159en investory speci\u00e1ln\u011b pro \u0159\u00edzen\u00ed projektu, aktualizace se dotkne nejen b\u00fdval\u00e9 elektr\u00e1rny, ale i na p\u0159ilehl\u00e9m pozemku o rozloze 16 \u0433\u0430.<\/p>\n<p>Pr\u016fmyslov\u00fd pam\u00e1tn\u00edk prvn\u00ed poloviny DVAC\u00c1T\u00c9HO stolet\u00ed se zm\u011bnil na kulturn\u011b-z\u00e1bavn\u00ed a obchodn\u00ed centrum oblasti.<\/p>\n<p> V roce 2015 za\u010dala rekonstrukce samotn\u00e9 stanice <i><\/i><\/p>\n<p>Za aktualizaci bl\u00edzkosti n\u00e1dra\u017e\u00ed \u00fazem\u00ed spl\u0148uje zn\u00e1m\u00e9 architektonick\u00e9 kancel\u00e1\u0159e Frank Gehry (Frank Gehry). Bude zde postavena reziden\u010dn\u00ed komplex na 1 305 byt\u016f, ale tak\u00e9 hotel s fondem z 160 pokoj\u016f a des\u00edtky restaurac\u00ed a obchod\u016f. Celkov\u00e1 plocha kancel\u00e1\u0159\u00ed, kter\u00e9 se objev\u00ed v Battersea ve v\u00fd\u0161i 116 tis. m (p\u0159i tom v budov\u011b samotn\u00e9 elektr\u00e1rny budou um\u00edst\u011bny pouze 44 tis\u00edc metr\u016f \u010dtvere\u010dn\u00edch kancel\u00e1\u0159sk\u00fdch ploch).<\/p>\n<p>N\u00e1klady na realizaci projektu \u010din\u00ed 11,4 miliard eur (8 miliard britsk\u00fdch liber). Hlavn\u00edmi investory p\u016fsob\u00ed malajsk\u00e1 investi\u010dn\u00ed fondy a stavebn\u00ed firmy S P Setia Bernard, Sime Darby Nemovitosti a Employees Provident Fund. Cena byt\u016f v reziden\u010dn\u00edm komplexu bude od 547 tis\u00edc a\u017e 20 milion\u016f eur.<\/p>\n<h2>\u041d\u043e\u0440\u0445\u0430\u0443\u043d (Nordhavn), Koda\u0148, D\u00e1nsko<\/h2>\n<p><strong>Dokon\u010den\u00ed projektu<\/strong>: 2025 gg<\/p>\n<p> Na staveni\u0161ti projektu \u041d\u043e\u0440\u0445\u0430\u0443\u043d z pta\u010d\u00ed perspektivy <i><\/i><\/p>\n<p>\u041d\u043e\u0440\u0445\u0430\u0443\u043d je pob\u0159e\u017en\u00ed oblast v Kodani, kde a\u017e do ned\u00e1vn\u00e9 doby byl n\u00e1mo\u0159n\u00ed n\u00e1kladn\u00ed p\u0159\u00edstav. V roce 2009 za\u010dala rekonstrukce tohoto pr\u016fmyslov\u00e9ho pole o rozloze 200 hektar\u016f, a ji\u017e brzy se zde objev\u00ed nov\u00e1 \u010dtvr\u0165, kter\u00e1 zahrnuje jak reziden\u010dn\u00edch nemovitost\u00ed, tak i komer\u010dn\u00ed objekty.<\/p>\n<p>Prvn\u00ed byty byly p\u0159ed\u00e1ny do provozu ji\u017e v roce 2015. Kone\u010dn\u00e9 stejn\u00fd dokon\u010den\u00ed projektu je napl\u00e1nov\u00e1no na 2025, kdy bude uveden do provozu um\u011bl\u00fd poloostrov s nov\u00fdmi stavbami a p\u0159\u00edstavem pro v\u00fdletn\u00ed lod\u011b.<\/p>\n<p>Celkov\u00e1 plocha ubytovac\u00edch za\u0159\u00edzen\u00ed v \u041d\u043e\u0440\u0445\u0430\u0443\u043d\u0435 bude \u010dinit 165 tis\u00edc metr\u016f \u010dtvere\u010dn\u00edch komer\u010dn\u00edch objekt\u016f \u2014 140 tis\u00edc metr\u016f \u010dtvere\u010dn\u00edch m. P\u0159edpokl\u00e1d\u00e1 se, \u017ee v oblasti bude bydlet 40 tis\u00edc lid\u00ed, pro kter\u00e9 bude vytvo\u0159en stejn\u00fd po\u010det pracovn\u00edch m\u00edst.<\/p>\n<p> \u041a\u043e\u043f\u0435\u043d\u0433\u0430\u0433\u0435\u043d\u0441\u043a\u043e\u0435 zastoupen\u00ed OSN v \u041d\u043e\u0440\u0445\u0430\u0443\u043d\u0435 <i><\/i><\/p>\n<p>Krom\u011b komer\u010dn\u00edch a reziden\u010dn\u00edch nemovitost\u00ed, v \u041d\u043e\u0440\u0445\u0430\u0443\u043d\u0435 ji\u017e postaven\u00e1 budova pro koda\u0148sk\u00e9 mise OSN.<\/p>\n<p>\u041d\u043e\u0440\u0445\u0430\u0443\u043d p\u0159em\u011b\u0148uje st\u00e1tn\u00ed spole\u010dnost CPH City &amp; Port Development, kter\u00e1 na 95 % pat\u0159\u00ed \u00fa\u0159ady v Kodani a na 5 % \u2014 Kr\u00e1lovstv\u00ed D\u00e1nsko. Ve stejn\u00e9 dob\u011b k v\u00fdstavb\u011b n\u011bkter\u00fdch objekt\u016f uvedena soukrom\u00fdch investor\u016f, nap\u0159\u00edklad, stavebn\u00ed firma PKA z D\u00e1nska.<\/p>\n<h2>Le Olega (Les Groues), Pa\u0159\u00ed\u017e, Francie<\/h2>\n<p><strong>Dokon\u010den\u00ed:<\/strong> 2020-2030 letech<\/p>\n<p>V okol\u00ed La D\u00e9fense (La Defense), nej\u00fasp\u011b\u0161n\u011bj\u0161\u00ed obchodn\u00ed \u010dtvrti Pa\u0159\u00ed\u017ee, sotva zbude voln\u00e9ho m\u00edsta, kter\u00e9 bylo mo\u017en\u00e9 rekonstruovat. V\u00fdjimku p\u0159edstavuje \u010dtvrti Le-Olega, kter\u00fd se nach\u00e1z\u00ed 11 km severoz\u00e1padn\u011b od centra francouzsk\u00e9 metropole. Nyn\u00ed je postavena p\u0159edev\u0161\u00edm pr\u016fmyslov\u00fdch objekt\u016f, ale do roku 2020 se zde rozb\u011bhne v\u00fdstavba budovy o celkov\u00e9 rozloze 630 tis\u00edc metr\u016f \u010dtvere\u010dn\u00edch, 200 tis\u00edc z nich bude vyhrazeno pod nov\u00e9 kancel\u00e1\u0159e.<\/p>\n<p> Rekonstrukce jm\u00e9no Le-Olega bude pokra\u010dov\u00e1n\u00ed rozvoje obchodn\u00ed \u010dtvrti La D\u00e9fense <i><\/i><\/p>\n<p>Projekt spravuje st\u00e1tn\u00ed fond EPADESA (L &#8218;\u00c9tablissement public d&#8216; am\u00e9nagement de la D\u00e9fense Seine Arche).<\/p>\n<p>Podle p\u0159edb\u011b\u017en\u00fdch odhad\u016f se po\u010det obyvatel okresu dos\u00e1hne 10 tis\u00edc lid\u00ed, tolik bude vytvo\u0159eno pracovn\u00edch m\u00edst. Rozvoj Les-Olega bude podporovat a otev\u0159en\u00ed nov\u00e9 stejnojmenn\u00e9 stanice metra. P\u0159esn\u00e9 n\u00e1klady na projekt zat\u00edm nen\u00ed zn\u00e1ma.<\/p>\n<h2>Evropa-City (EuropaCity), Berl\u00edn, N\u011bmecko<\/h2>\n<p><strong>Dokon\u010den\u00ed projektu<\/strong>: 2025 gg<\/p>\n<p> Nov\u00e1 oblast EuropaCity se nach\u00e1z\u00ed v bl\u00edzkosti Hlavn\u00edho vlakov\u00e9ho n\u00e1dra\u017e\u00ed v Berl\u00edn\u011b <i><\/i><\/p>\n<p>Pod\u00e9l ulice \u0425\u0430\u0439\u0434\u0435\u0448\u0442\u0440\u0430\u0441\u0441\u0435 (Heidestra\u00dfe), severn\u011b od ned\u00e1vno \u0432\u043e\u0437\u0432\u0435\u0434\u0435\u043d\u043d\u043e\u0433\u043e Berl\u00ednsk\u00e9ho Hlavn\u00edho n\u00e1dra\u017e\u00ed, rekonstrukce \u010dtvrti, kter\u00e1 z\u00edskala n\u00e1zev EuropaCity. S XIX stolet\u00ed, tato oblast byla p\u0159\u00edstavn\u00ed, ale v roce 1997 m\u011bstsk\u00fdmi org\u00e1ny bylo rozhodnuto prom\u011bnit jej v modern\u00ed reziden\u010dn\u00ed a obchodn\u00ed centrum.<\/p>\n<p>Realizace projektu za\u010dala v roce 2000. Pro um\u00edst\u011bn\u00ed v \u0425\u0430\u0444\u0435\u043d\u0435 sedm tis\u00edc obytn\u00fdch a kancel\u00e1\u0159sk\u00fdch budov pro 14 tis\u00edc obyvatel a 45 tis\u00edc pracovn\u00edch m\u00edst, jsme museli roz\u0161\u00ed\u0159it p\u016fvodn\u011b p\u0159id\u011blen v r\u00e1mci stavby \u00fazem\u00ed na 40 % a\u017e 157 \u0433\u0430.<\/p>\n<p>Krom\u011b nov\u00fdch budov, v \u0425\u0430\u0444\u0435\u043d City ji\u017e navr\u017eeno n\u00e1b\u0159e\u017e\u00ed o celkov\u00e9 d\u00e9lce 10,5 km a 28 hektar\u016f park\u016f, n\u00e1m\u011bst\u00ed a p\u011b\u0161\u00ed z\u00f3ny.<\/p>\n<p> Projekt koncertn\u00edho s\u00e1lu Labsk\u00e9 filharmonie <i><\/i><\/p>\n<p>K dne\u0161n\u00edmu dni v \u0425\u0430\u0444\u0435\u043d\u0435 zcela dokon\u010dena v\u00fdstavba 57 objekt\u016f, mezi nimi\u017e jsou \u0161etrn\u00e9 k \u017eivotn\u00edmu prost\u0159ed\u00ed-reziden\u010dn\u00ed komplex Elbe Arcades a HafenCity university. Dal\u0161\u00edch 50 objekt\u016f, v\u010detn\u011b parku dva a Labsk\u00e1 filharmonie (Elbphilarmonie), budou uvedeny do provozu do roku 2030.<\/p>\n<p>Projekt \u0159\u00edd\u00ed spole\u010dnost HafenCity Hamburg GmbH. Z va\u0161ich uveden\u00fdch v projektu 10,9 miliardy eur investice 8,5 miliardy byly z\u00edsk\u00e1ny od soukrom\u00fdch investor\u016f, je\u0161t\u011b 2,5 miliardy od st\u00e1tu, v\u010detn\u011b v podob\u011b tr\u017eeb z prodeje pozemk\u016f.<\/p>\n<p>N\u00e1klady na nemovitosti v ji\u017e postaven\u00e1 za\u0159\u00edzen\u00ed \u0425\u0430\u0444\u0435\u043d City je od 2 850 do 10 tis\u00edc eur za metr\u016f \u010dtvere\u010dn\u00edch a v\u00edce.<\/p>\n<p>Velk\u00e9 projekty rekonstrukci cel\u00fdch \u010dtvrt\u00ed jsou opravdu raritou na trhu, p\u0159i\u010dem\u017e si v\u017edy proj\u00edt mnoha etap diskuz\u00ed, ale co je nejd\u016fle\u017eit\u011bj\u0161\u00ed \u2014 pe\u010dliv\u011b \u043f\u0440\u043e\u0441\u0447\u0438\u0442\u044b\u0432\u0430\u044e\u0442\u0441\u044f z hlediska investi\u010dn\u00ed p\u0159ita\u017elivosti, tak\u017ee samotn\u00fd fakt zah\u00e1jen\u00ed rekonstrukce t\u00e9to \u010dtvrti ji\u017e je pozitivn\u00ed sign\u00e1l pro investora.
